Rates are still at All Time Lows. Inventory in Towns like Holliston are allowing buyers a good deal of choices in many price ranges.

In the end it is about education and service this is what client deserve and need. We have seen through history that many did not receive the education they needed to make the proper choices and others that stated they were in the dark for 90% of the process. To me this is unacceptable

I am blessed to be in this industry for over 8 years. I was a the top producer at the broker firm that I was affliated with for 2010. 100% of my business was referral.

May 2011

Will Mortgage rates increase or will they stay the same? My opinion is they will stay flat. Fact of the matter is that many people will have a mental effect when rates going into the low 5's and stay there for sometime from the 4's where they have been for a good deal of the last year.

Will foreclosures increase? I do not think we will see a huge increase in foreclosures in May but I do think by the end of the year we will see an overall increase trend.

Do you think it is a great time to consider buying investment property? Yes I do and the reason is prices are still low and inventory is attractive. In many cases properties can cash flow from day one. This had not been the case in most recent years.

Do you think that second home prices have come down? Yes the cape cod and islands have come down in a significant way. At the same time inventory is higher in all price ranges from 200k to the million +. I think it is a great time for people to start considering the dream second home and may is the month to do that.

Do you think people are starting to spend more money on home improvements? I would say yes. The reason is that a top painter I spoke to has seen a great increase in new jobs. As well as a roofer and landscaper. These are good signs for a nice spring and early summer for the trades folks that I know. This is excellent since many have been hurt by this economy for a long time.

The Loss of a loved one

We have all experienced loss. Many deal with it in different ways in the short term. Everyone grieves differently and people should respect that and learn from it. 

This Sunday not only is the celebration of Easter but it also marks the date that 15 years ago when God reached down and saw her tired face and decided to bring her to his garden of heaven. That person was my mother. Florence Pinky Moloney. She was only 54 years old. In her years on this earth she had an everlasting impact on so many that she touched. She chose a career that kept her close to home that she could ride her bike to her work everyday if she desired. She was the head Secretary to several different principals in the Holliston school systems. She was a proud mother of 3. She also had a great faith that was strong as a rock and thus she did nor fear death.

The reason I share the above is that I believe reflection in life is very important. I know that my desire to be impact full on the life's of others through the way I live my life was something my mother instilled in me.

Each day we are blessed for the careers we have in our industry. We are able to touch so many peoples lives and have everlasting impacts. We are also blessed with flexible schedules that can in some cases allow us to also help in other ways through donating time and our talents to non for profits in our area.

So tonight I ask that you think of losses of loved ones in your life and use it as a motivation to be as impactfull as you can in the months to come.

Enjoy the Easter weekend and remember those who have impacted you.

2011 and the impact of pent up foreclosure market

Do you beleive that we will see an increase in Foreclosures? We all know that due to legal loop hole issues that most foreclosures slowed up or got put on hold at the end of 2010. It appears that some of these issues have been dealt with. Fact is that many homeowners are finding themselves four or more months back on their mortgages. 

We are still seeing people loose their jobs. Fidelity one of MA largest employers just moved 1000 jobs out of state. Also Genzyme just went through a merger that in the end may have further impact on jobs. With Military spending expecting to see cuts companies like Raytheon may need to shed employees.

I think that the increase in foreclosures will hurt certain markets and have little to no impact on others.

I do see this as a great time for clients to consider purchasing investment properties as well as following the dream of a second home on Cape Cod area.

Again the 2nd and 3rd quarters of 2011 should be interesting here in the MA market as well as throughout the country.

Metrowest looking for a great place to go?

I grew up in Holliston MA. I have now moved back to raise my family here. It is a great town with great education and incredible community.

It does lack a good Restaurant. So if you live in this area and you like history I recommend checking out http://www.wayside.org/. The wayside inn will give you a great dinning experience but also a relaxing place to communicate with your date. No rush to get in and out like so many restaurants today. The grounds are kept incredible and the experience is one that is memorable. Give it a try.

Medway MA win of the day

Today was a great day. I had my client close on their new home in their home town. Like many transactions these days in the mortgage industry it had it's share of curve balls. In the end we closed this morning at 9am right on time. 

Late morning I was sitting in my office and the Realtor made a special trip to my office to shake my hand and thank me for making the effort to see the deal through to the end. This deal was one that I inherited from a local bank. The bank had pre-appoved the client then days after the client had and accepted offer they told him they could not do the loan. They then referred him to me. 43 days latter right on time we closed. It is a great feeling to know that you have helped a client hit their goal.

Tonight I had the pleasure of stopping by the clients house to drop off a small closing gift. I was able to meet his family and friends. He went out of his way to thank me for my work.

I am blessed not only to have a Raving fan but also a new friend.

I know the key to this deal and so many others is communication.

It is our job in the mortgage industry to keep people informed and educated. The biggest complaint of most people you ask about the home buying process is that they do not know what is going on during the buying process. This is such and easy issue to avoid through communication. I am not sure why people miss this simple action item but if they focused on it more mortgage professionals and Realtors would have raving fans for clients.

The steps consumer should take when starting the buying process.

Consumers should take the time to get educated before starting to look for a new home. 

Here are some things they should do.

When trying to find a good mortgage professional they should ask their friends and business contacts for a referral. Another option would be to search linkedin or go on the web. Once they have that they should try to contact the mortgage professional. 

If the mortgage professional is not able to return your initial contact within 24 hours I would be concerned that this may be a preview of what you will receive for service once you start working with them.

I would ask that mortgage professional for references to other clients that were similar to you that being if your a first time buyer or a person that travels and has limited time to see homes, etc.

I would ask the mortgage person to explain to you how interest rates work and what drives them to increase or decrease.

Now if you feel good about them I would ask them to set up a phone conference or face to face meeting where they should educate you on the buying process.

After this you should know if this is the person you want to work with. The process of a smooth closing for a client is tied directly to the ability of the mortgage professional that they are using.

Did you ever want to move back to your home town?

I have been very impressed with how many people have moved back to the town they grew up in. To me this shows a true value of a town. Why you may ask?  The answer is simple people value that town so much that they want to move back after moving away is a huge testimonial to the gifts the town has.

Every town is different. Each one has it's positives and negatives. I noticed several years back when my oldest was in 3rd grade that more then 50% of the parents at his open house had actually grown up in town and decided to move back. 

The town I am writing about is Holliston MA. If you are thinking about moving to MA I advise that you consider looking at Holliston as your town to bring your family to.

We are a great community that has shown it strength time and time again over the last 40 years. The town always seems to pull together at the toughest of times. It has brought great joy to many.

We find that many in our community work in Boston where we have local train access to or other cities like Worcester or Providence RI.

So if your thinking about what makes a town special start by asking how many people return to the town to bring their kids up and grow their family.

Helping others is a great gift

In today's market we are seeing many having a difficult time finding jobs. One group that is more hard pressed then any other is recent college graduates.

I have thought form day one for me in the business which was in June of 2003 that I must try to help others if I wanted to have a chance in this industry.

So I have made my focus every day for the last 8 years to try to bring value to others. I do know for a fact that helping others is one of the most rewarding feeling ever. A side effect of that has been a growth in referrals and clients for life.

I am challenging all of us to go through our data base this weekend and see who we know that is underemployed or seeking employment. Then see if we have contacts or relationships that can help them hit their goals of a better job.

I can tell you first hand you will feel great from the effort and overtime others will want to go out of their way to help you hit your goals.

I know it is all about givers gain. Thank you BNI and Ivan for the lessons you taught me in the past.
